For information regarding flood insurance please call Scottscom Insurance 480-860-6453. CC&R PARKING RULES 1. On street parking is PROHIBITED. 2. ALL vehicles belonging to residents* MUST be parked in their garage. 3. New residents* have 30 days from their move-in date to clear their garage so vehicles(s) can be parked in their garage. You are responsible to notify Management Company of move in date. 4. Villa (6 unit building) guests may park in villa driveways or guest parking. Town home (3 unit building) guests may park in guest parking but not in town home driveways. (Guests are defined as someone visiting up to 60 days.) 5. Family members, who are not residents* of our community, are considered guests. 6. Handicapped spaces are for physically handicapped GUESTS ONLY. 7. Garage doors MUST be kept closed unless a vehicle is entering or exiting, or for placement or removal of personal items, or for cleaning purposes. 8. Garages may be used for storage, PROVIDED this does not prevent the garage from being available for the parking of the number of vehicles for which the garage was designed. FAILURE TO COMPLY WITH THESE RULES WILL RESULT IN A FINE AND CONTINUED FAILURE WILL RESULT IN TOWING. *Residents include anyone who occupies a unit whether on a full time or part time basis, including tenants. Residents do not include visitors or guests of an occupant. Visitors and Guests are defined as someone visiting for up to 60 days. Garbage Containers: Garbage pick-up is on Monday. Recycle pick-up is on Thursday. Containers shall be returned to garage promptly. Car Washing: Washing of vehicles in a garage is prohibited. Washing a vehicle on a driveway is permitted as long as neighbors are not inconvenienced. Architectural Requests: An Architectural Request Form must be completed and approval received before any changes are made such as sunscreens, security doors, water softener, satellite dishes, remodeling or any interior construction. Architectural Requests and Forms can be obtained from our Web Page or Management Firm. Please be aware that significant advance notice must be received for Architectural Requests. Clubhouse: Hospitality Room may be reserved by contacting our Management Firm and completing an application. A fee and security deposit is required. Propane Gas Appliances: City of Scottsdale fire code does not allow the use of any propane appliances on the patios or in garages of villa units. Remodeling/Replacement/Construction Rules: As a prelude to all remodeling/replacement/construction activity, owners are advised to remember that neighboring units are occupied on a regular basis and they should accord neighbors the same respect they would desire for themselves. CC&R 4.18 "No…other loud noises from inside or outside a unit shall be allowed if such noise disturbs neighboring Unit Owners…." 1. For any activity in which pounding, drilling, sawing, scraping, or other loud noises exceed two (2) hours in duration, the Unit Owner must: a. ---Explain the project and its likely duration in writing to the Manager of the Association at least 2 weeks before work is to begin so the Manager may determine if the work involves structural changes. (CC&R 4.4 All structural changes require board approval.) Information must also include contractor name, address, phone, licenses and certificate of insurance. Cachet at Grayhawk must be named as additional insured.2. Activity is allowed between the hours of 8:00 am and 2:00 pm on Monday through Friday. No activity is allowed on Saturday, Sunday or holidays. 3. Contractors/workers are to park in guest parking (or for villas only in the respective unit's driveway.) On-street parking is not allowed. Vehicles/equipment/supplies are not to block other unit owner's driveways at any time. 4. Unit owners are responsible to supervise all activity and must be available on-site or by telephone at all times. 5. Loud music ("disturbing neighboring Unit Owners") is not allowed. 6. All waste items must be disposed of properly. Items must not be left on common area property at any time. 7. Noncompliance may result in immediate fines or other action. Management: THE ASSOCIATION SECURES THE SERVICES OF A MANAGEMENT COMPANY, IN THIS CASE: ROSSMAR & GRAHAM. ALL QUESTIONS AND PROBLEMS SHOULD BE ADDRESSED TO THEM FOR RESOLUTION. THE ASSOCIATION IS GOVERNED BY A BOARD OF DIRECTORS, DULY ELECTED BY THE ASSOCIATION.
